We also take on select custom home builds and remodels across western Montana, including the Flathead Valley, Missoula, and the Bitterroot. What type of construction do you specialize in?
Turn key custom home building from earthwork to completion, plus major remodels, log home restoration, and custom carpentry. To maintain our standards we only do a modest number of projects per year, and I personally supervise your project on a daily basis.
How much does it cost to build a house in Montana?
Cost depends on site work, road and utility access, finish level, and what materials are priced at when we order them, so a per square foot number quoted online would be meaningless. What we will do is walk your property and give you a real, itemized estimate built from actual subcontractor and supplier quotes for your specific site. Remote sites with long driveways, difficult access, or no existing well and septic carry costs that a generic Montana cost calculator will never show you.
Do you build log homes and handle log home restoration in Montana?
Yes. We build log and timber homes, and we do log home restoration throughout Montana. That includes replacing rotted or failing logs, correcting settling and checking, media blasting and refinishing, resealing and rechinking, and upgrading insulation and mechanical systems so an older log home is comfortable and efficient without losing what makes it worth saving.
Do you build barndominiums, shops, or shop homes?
Yes. Barndominiums and shop homes with living quarters have become popular across Montana because they go up efficiently and give you working space under the same roof. We build them to the same standard as our custom homes, with proper insulation, foundations, and finish work rather than a bare metal shell.
What are the building code and permit requirements in Montana?
It varies a lot by county. Some Montana jurisdictions enforce a full residential code with permits and inspections, while many rural counties have little or no local residential code enforcement. In those places your builder’s own standards are the only thing protecting you, which is exactly why we build to code regardless of whether anyone is coming out to inspect it. We handle the permitting, septic, and well approvals your county does require and tell you upfront what applies to your parcel.
How do you charge your projects?
The common practice in Montana after covid is a cost plus contract because of the price swings on materials. We provide full disclosure on these actual costs. Your estimate is derived from these quotes, but they may change by the time of order.
What are payment terms?
Standard monthly bank draws based on percentage of completion.
Do you subcontract any of your work?
Yes. Experience has taught me the highest quality comes from subcontractors who are subject matter experts and skilled workmen in their field. We work with crews we have used for years who will reliably make the drive to rural Montana job sites.
How do you handle scheduling and Montana winters?
We prepare a schedule after the estimate is generated. A schedule is like a weather forecast, there are many unknowns that affect it, and in Montana winter is a big one. We sequence the work so the building is dried in before hard weather sets in, and any schedule change is explained to you and adjusted in writing.
